Pacifica Housing Market Update: June 2026

Well-positioned homes continued to move quickly, while pricing strategy played a significant role in final sale results.

Pacifica recorded 25 closed residential sales during June 2026, along with 11 active and 12 pending listings. The data includes single-family homes and condominiums within ZIP code 94044.

Closed prices ranged from $889,000 to $2,645,000, reflecting the variety of property sizes, locations, views, and home styles available throughout Pacifica.

Speed Made a Difference

Nearly three-quarters of June’s sales moved quickly. Eighteen of the 25 closed homes—72%—sold within 30 days. Those faster-moving properties sold for an average of 110.32% of their original asking price.

By comparison, homes that remained available for 31 to 60 days averaged 96.19% of list price.

This does not mean every home increased in value by 10%. Some Pacifica properties were intentionally listed below expected market value to generate competition. However, the results show that buyers responded decisively when a home’s condition, presentation, location, and initial pricing aligned.

Buyers Found Multiple Entry Points

June sales included homes across a broad price range. Examples included a two-bedroom home closing at $889,000, several homes selling in the low-to-mid $1 million range, and larger properties closing above $2 million.

For buyers, this reinforces the importance of looking beyond Pacifica’s citywide median. Individual neighborhoods and property types can produce substantially different pricing, competition, and value.

What Pacifica Sellers Should Take From the Data

The strongest June results were generally concentrated among homes that generated interest early. Preparing the property carefully and establishing the right launch price remain critical—particularly in a market where buyers quickly compare condition, views, outdoor space, commute access, and proximity to the coast.
