Faster Sales Captured Higher Prices Relative To Asking

Of September’s 25 sales, 16 spent 30 days or less on the market. This group sold at 103.72% of list price, or approximately 3.7% above asking.

Another seven homes spent 31–60 days on the market, selling at 98.73% of list price, approximately 1.3% below asking. Together, these two groups accounted for 92% of September sales.

That difference suggests buyers were willing to compete when a property’s price and appeal aligned with their expectations. Homes that took longer to find a buyer generally offered more room to negotiate.

Standout September Sales

483 Heathcliff Drive delivered the largest percentage premium over asking. Listed at $1,198,000, it sold for $1,420,000—$222,000 above list price, or approximately 18.5%, with 13 days on market.

293 Piedmont Avenue sold for $2,104,000, exceeding its $1,998,000 asking price by $106,000, with just four days on market. Competition extended beyond the lower price ranges.

1008 Mirador Terrace recorded the month’s highest sale at $2.7 million. It spent 45 days on market and closed $88,000 below asking.

At the other end of the negotiating range, 1195 Palou Drive sold for $990,000, approximately 9.8% below its $1,098,000 list price, after 48 days on market.

Across all 25 sales, 14 closed above asking, three at asking, and eight below.
