OPEN HOUSES ARE BACK IN SAN FRANCISCO. What to expect when viewing properties again.

Almost a month ago now, the CAR California Association of Realtors amended their guidelines with more lenient protocols for San Francisco open houses. 

We are so excited to be back to previewing what is on offer in the San Francisco housing market. In person-tours give such a better sense of the quality and personality of a home and open houses make it just that much easier.

The relaxation of restrictions also means your real estate agent can get sneak peeks of new and upcoming properties now that broker tours are starting back up. Let your realtor know today what you are looking for. These sneak peeks are even more important now that the Days On Market in San Francisco are so short. Buyers need to know what’s on the market sooner than ever. 

WHAT HAS CHANGED FOR OPEN HOUSES IN SAN FRANCISCO?

CHANGE 1

SF-based open houses can be advertised again. While open houses were put on hold, so too was the advertising of them.

CHANGE 2

Appointments are no longer required. You can just show up. 

CHANGE 3

Multiple groups are allowed to view a property at the same time as long as social distancing rules can be followed. The number of persons allowed on a property depends on the COVID tier of the county. San Francisco county is currently in the yellow tier so entry is limited to ensure everyone can maintain at least 6ft of separation from those not in their own household and no more than 50 people total.

If we return to the orange tier it can be no more than 25 in the orange tier and 10 in the red tier. For the purple tier, we go back to limiting one buying party at a time.

WHAT TO EXPECT AT A SAN FRANCISCO OPEN HOUSE?

Expect everyone to still be in masks. Masks are still required while indoors and even if you are fully vaccinated.

Expect to sign a waiver. This is either the PEAD form you got to know so well during the pandemic or a Property Sign-In form.

Expect hand sanitizers and wipes to be available. It should also be no surprise that doors and windows are open to encourage the free flow of air.
