Sales activity cools in August while well-priced Pacifica homes continue to attract buyers
Pacifica’s housing market shifted into a somewhat quieter gear during August. 25 homes closed during the month, down from 38 in July, while the median sale price remained relatively stable at $1,260,000. The average closed price was $1,251,712, with total August residential sales volume reaching just over $31.29 million.
The numbers point to a market that is becoming more selective rather than one where buyer demand has disappeared. Homes that sold quickly continued to perform particularly well: 68% of August closings sold within 30 days, and those properties averaged 105.06% of their list price.

Home Prices in Pacifica
Pacifica’s median closed price was $1,260,000 in August, with an average of $1,251,712.
Closed prices ranged from $640,000 to $2,350,000, illustrating just how much values can vary depending on neighborhood, size, condition, views and property type. The median closed price per square foot was $889.42, while the average was $935.04 per square foot.
Days on Market & Buyer Competition
Speed continued to matter in August.
Of the 25 homes that closed:
17 sold within 30 days
3 sold in 31–60 days
2 sold in 61–90 days
2 sold in 91–120 days
1 took more than 120 days
That means 68% of August sales occurred within the first 30 days on market. Those faster sales averaged 105.06% of asking price, compared with 97.55% for homes taking 91–120 days and 89.47% for the property taking more than 120 days.
A Closer Look at Pacifica Neighborhoods
Pacifica is really a collection of distinct neighborhoods, and August's sales illustrate how differently those individual markets can perform.
Linda Mar
Linda Mar recorded five closed sales, the most of any neighborhood in the report. The average closing price was $1,293,000, with homes averaging 99.54% of list price.
Park Pacifica
Four homes closed in Park Pacifica at an average of $858,500. Three of those transactions were in the two-bedroom-or-smaller category, helping make Park Pacifica one of August's more accessible Pacifica submarkets.
West Sharp Park
West Sharp Park also recorded four closings, with an average sale price of $1,138,750. The neighborhood's results varied considerably by property: its three smaller homes averaged $968,333, while its three-bedroom sale closed at $1.65 million.
Fairmont
Two Fairmont homes sold for an average of $1,375,000. The four-bedroom sale closed at $1.55 million, contributing to an overall sale-to-list ratio of 110.09% for the neighborhood's August closings.
Vallemar
Two Vallemar properties closed during August at an average price of $1,860,000, the highest average among neighborhoods with multiple transactions in the report. Sales included a three-bedroom home at $2.35 million and a four-bedroom home at $1.37 million.
Sun Valley
Sun Valley had two three-bedroom closings averaging $1,175,000. Both moved quickly, with an average market time of just five days, and together closed well above their average asking prices.
Pacific Manor
Two homes closed in Pacific Manor for an average of $1,731,900, ranging from a $1.175 million three-bedroom sale to a $2.2888 million four-bedroom closing.
East Sharp Park, Edgemar and Westview each recorded one sale during August. One additional closing in the MLS report was categorized simply as Pacifica rather than under one of the neighborhood subareas.
