Pacifica's housing market remained active throughout July, with buyers continuing to compete for desirable homes across the coast. While inventory remains relatively limited, well-prepared and appropriately priced properties are still attracting strong interest, with the average home selling just above its asking price and most transactions closing within a month.
Below is a look at how Pacifica's housing market performed during July 2026.
July continued the trend we've seen throughout much of 2026: buyers remain active, particularly when new listings are priced realistically and presented well. While individual homes experienced varying levels of competition, the overall market favored sellers, with the average home selling more than 2% above its asking price.
Competition was especially strong for move-in ready homes, which frequently generated multiple offers shortly after coming to market.
Pacifica's median sale price finished July at $1,282,500, while the average sale price reached $1,774,705. The difference between the median and average illustrates the diversity of Pacifica's housing market, where entry-level homes, family residences and high-end coastal properties all contribute to overall sales activity.
As always, median price alone doesn't tell the entire story. Home size, condition, location, ocean views and recent renovations can all significantly influence value from one neighborhood to the next.
Homes continued to move quickly during July.
The median home sold in just 19 days, while the average time on market was 24 days. Nearly 60% of all closed sales went under contract within their first 30 days, demonstrating that buyers remain prepared to act when the right home becomes available.
Sellers also continued to benefit from strong pricing power. Closed sales averaged 102.1% of the original list price, indicating that multiple-offer situations remained common for well-priced homes.
July included several standout transactions that highlight the breadth of Pacifica's market.
The month's highest sale was 5 Ohlone Drive, which closed at a whopping $18,000,000. At the same time, homes across more traditional price points also performed well. One example was 308 Farallon Avenue, a Craftsman home that sold for $2,008,888, more than $310,000 above its asking price, illustrating the continued competition for well-presented homes in desirable neighborhoods.
Another notable result came from 15 Picardo Court, which sold for $1,730,000, more than $80,000 over asking, continuing the strong demand we've seen for updated family homes throughout Pacifica.
For sellers, July's numbers reinforce the importance of thoughtful pricing and professional preparation. Homes that are presented well and introduced to the market at the right value continue to generate strong buyer interest, often resulting in multiple offers and favorable sale prices.
For buyers, Pacifica offers a different experience than many neighboring markets. While competition certainly exists, homes are generally priced closer to their anticipated market value than is often seen in San Francisco, where intentionally low list prices are more commonly used to generate bidding wars. This provides buyers with a clearer understanding of what a home is likely to sell for and can make budgeting and offer decisions more straightforward.
Every Pacifica neighborhood has its own market dynamics. From Park Pacifica and Vallemar to Linda Mar, Fairmont, Edgemar and the coastal bluff neighborhoods, pricing, buyer demand and inventory can vary considerably from one area to the next.
